Text Box: This mid 19th century gristmill is near Leibert Creek and sits on 1.7 acres located just outside of Emmaus, Pennsylvania.  It previously served as a flour mill that produced nearly a truckload of flour each day.  The waterwheel with a diameter of 27 feet is located inside the mill.  After the mill closed at the end of the 1960s it was used for storage for many years.  Lack of attention caused severe deterioration of the structure.  The majority of the machinery was removed by previous owners.  A before picture of the mill can be seen on the right.  We purchased this property in order to repair it and convert it into a residence.

 

Text Box: The goal of the restoration was to convert this once functioning gristmill into a residential dwelling while still preserving the historical integrity of the structure.  The first step in the process was to stabilize the structure by resupporting the floors.  Concrete was poured at the basement level and the height of the first floor was altered to provide sufficient ceiling height for the first floor.  The remaining floors were jacked back up to their original height and structurally repaired.  All of the windows on the first two floors were replaced with new Anderson windows, and the windows on the 3rd and 4th floor were restored to their original condition.  A new sheet metal roof was installed on the structure to preserve the original look of the mill.  A picture of the mill upon completion can be seen to the left.

 

 

 

 


 

 

 

 

 

Text Box: The restoration included finishing the first and second floors while leaving the third and fourth floors unfinished for future use.  The new first floor consisted of the kitchen, dining room, living room, laundry room, powder room, foyer, and mudroom.  It also included access to the large waterwheel.  The second floor had three bedrooms, two bathrooms, and a small den.  The living space featured hardwood flooring as well and a wood ceiling.  The old chestnut beams were restored to preserve the integrity of the mill.  Some of the old mill components were preserved and displayed in creative ways.
